In Northeast Ohio, concrete takes a beating. Between winter road salt, freeze-thaw cycles, and organic buildup from trees, outdoor surfaces can degrade quickly if left unprotected.
Power washing and sealing isn't just about curb appeal—it's about extending the lifespan of your investment. Sealing blocks moisture absorption, which is the primary cause of cracking, spalling (pitting), and surface erosion.
Step 1: Professional Power Washing
Before any sealer can be applied, the surface must be meticulously clean. We use commercial-grade pressure washers and surface cleaners to remove:
- Dirt, grime, and algae buildup.
- Old, flaking sealer.
- Organic stains from leaves and trees.
This preparation ensures the new sealer bonds directly to the concrete pores, not to a layer of dirt.
Step 2: Concrete Sealing
The type of sealer matters. We select the product based on your specific surface type:
For Standard Driveways (Penetrating Sealer)
We use a high-quality Siloxane Penetrating Sealer. Unlike cheap hardware store sprays that just sit on top, this soaks into the concrete pores to create a hydrophobic barrier. It repels water and salt from the inside out without changing the surface texture or making it slippery.
For Stamped Patios (Acrylic Sealer)
Decorative concrete requires a specialized Acrylic Cure & Seal. This enhances the color (giving it that "wet look" richness) and protects the surface from UV fading. We also add a non-slip additive ("shark grip") to ensure the surface is safe to walk on when wet.
Why Schedule Now?
The best time to seal is typically Spring (to clean off winter salt) or Fall (to prep for the coming freeze). Routine maintenance every 2-3 years can add decades to the life of your driveway and patio.
